Choosing the right home inspector is a very important decision. A proper inspection can save a homeowner virtually thousands of dollars in repairs. I am a highly qualified expert, with over 16 years of experience in this field. After a thorough and complete home inspection (see Full Inspections) I carefully list also my Recommendations under three headings: SAFETY & SECURITY, those repairs or alterations that absolutely need to be done for safety reasons; PREVENTATIVE, those repairs that are less urgent but would help prevent problems in the future; EFFICIENCY, those repairs and alterations that would help make operating your home more efficient and convenient. This enables you, the homeowner, to budget your repairs and alterations accordingly.

REO's Services (By NLPD)
We provide exceptional service to all of our REO files in the Philadelphia Metropolitan Area. With our experience, you can rest assured that we fully understand your needs and will always put them first. We will always work in your best interest as it is our job to make you happy.
1. Occupancy Inspections:
This process begins in our office when we check with the utility companies. This is followed by an on-site inspection. This inspection proceeds by knocking on the door, speaking with neighbors and monitoring the outward appearance of the property. If occupancy cannot be confirmed, we will post a 24 hour notice of lock change with our contact information. As a PA Licensed Private Detective firm we have the right to enter a property and have access to information not available to the public.
2. Lock Changes:
Our locks are normally keyed to our master so that Realtors, contractors and appraisers can obtain easy access. We will be happy to provide master keys to your contacts, or provide access codes. We will also rekey locks to your specific key-code upon request. We use 387 and 802 master padlocks, but we can use any lock that you need. Our Staff has over 20 years of locksmithing and security consulting experience-a vital component to the unmatched quality of our services.
3. Securing and Boarding:
This will be performed in such a way as to not damage the property, i.e. Bolt and boarding; no nailing of doors and no bracing that damages the floor. Certain communities have additional code restrictions/requirements. Moreover, we are very knowledgeable with the local codes and will comply with them.
4. Winterizing on standard plumbing:
The systems will be drained and toilets and sinks will be treated with an antifreeze solution unless otherwise specified. A damage report and digital photographs of any missing/damaged plumbing/fixtures is included with each winterization.
5. Evictions and Clean outs:
We will provide the locksmith, movers, 30 day storage and a servicing contractor to handle the activities. Your attorney will make the necessary arrangements for the Sheriff to set the time and date. We will coordinate with the Sheriffs Deputy so that the eviction will take place and we will receive possession of the property. All evictions are video taped from start to finish-you may request a copy.
6. Cash for Keys:
Agreements with occupants will be handled per your instructions. This is an alternative to eviction because it is normally less expensive and sometimes possession is obtained earlier with fewer clear-out costs.
7. Short Term and Long term Management:
As the property is up for sale, it will require upkeep. We provide total management of the property from lawn maintenance to snow plowing, utility reads, start up and turn offs.
All inspection work will be by National Association of Certified Home Inspectors, NACHI‘s code of practice and code of ethics.
